All Bills Paid?πŸ˜•

I am currently looking into a class c 13 unit apartment made up of (6) efficiencies, (4) 1bdrms, and (3) 2bdrms. Currently all bills are paid which creates a huge amount of overhead. If I could cut that overhead out this property would be a cash cow!. my question is,  how do I get it from this all bills paid state to the renters handling  their own utilities, without losing all the tennants?
