What exactly can I have before put the property under contract?

Real estate investing is game of number.

So I am curious that what number exactly can I obtain and verified before I put the multi-family rentals property under contract?

If the information is limited,how can I do the initial analysis?

I can leave anytime before I really purchase the property,I know that,but I would like to know how to screen the property before I get any detail information of financial statements and psychical condition of the property?

Any suggestions will be welcome,thank you.
