Atlanta Property Class Classification Guide and Rent Numbers

hi guys, getting into atlanta market for some mf properties, 2-24 units and put together a spreadsheet trying to categorize atlanta neighborhoods and regions for myself and investors.

would love your thoughts on the gradings and contributions to make it more valuable for all atlanta investors.

also i scraped through zillow and found rent data on 1, 2, 3, 4 and 5 bedroom homes and appts on zillow in the areas and calculated some averages. thoughts on these values as good baselines?

like i said, i am new, want to learn, want to contribute, looking to potentially partner and have solid cashflow to invest.
