What are the pros and cons of each? Obviously you are biased but you are also quite knowledgeable and we might like to work together in the future. Also this is a perfect platform for you share your deals and attract investment I would guess :)

Hi guys (this is a repost just to make sure I put in right forum),

My business has done well and I am looking to exit in the neighborhood of 7 figures.

I have been very actively seeking out real estate, running deals, trying to build teams etc and have learned a good deal about how the game works. At the same time, I am no expert and would prefer to spend time on other ventures I am more passionate and skilled with.

A friend referred me to a syndicate fund he invested with in MHP. I wanted some info and advice on the fund, my position and due diligence.

The opportunity is for investment in a large MHP fund with 100 million max offering. The managers have run several successful funds to date, data and numbers all supplied and are leaders in MHP space.

The investment is aimed at 5-10 years with sale of properties as final goal. The preferred returns are 10% a year for life of investment. There are additional cashflow and subsequent sale expected as well.

What are thoughts on this as an investor? Curious from other passive investors on opportunity and what returns you see elsewhere.

@Anna Watkins this was just based off tying to learn what more experienced people thought. how would you classify those neighborhoods? i'd really appreciate your help.

hi guys, getting into atlanta market for some mf properties, 2-24 units and put together a spreadsheet trying to categorize atlanta neighborhoods and regions for myself and investors.

would love your thoughts on the gradings and contributions to make it more valuable for all atlanta investors.

also i scraped through zillow and found rent data on 1, 2, 3, 4 and 5 bedroom homes and appts on zillow in the areas and calculated some averages. thoughts on these values as good baselines?

like i said, i am new, want to learn, want to contribute, looking to potentially partner and have solid cashflow to invest.

@Bill Manassero how would you find the top brokers short of the ones listing on loopnet, realtor.com etc?

Our company is looking to invest in Atlanta and having some successes/challenges.

Our ecommerce business is bringing in 40-60k a month profit. Looking to reinvest that into buy and hold rental real estate for long term stability. Unfortunately I have little to no personal credit. Paid for college out of pocket, no home, no car loans and have been overseas building business since college.

Now I am struggling with financing for several deals we are looking at because of lack of credit history and fact that business makes the money and it is not my personal income. Looking for people in Atlanta/GA or that lend there that can help with financing MF, 2-24 unit properties under 600k or so.

If you know anyone, I would greatly a appreciate an intro. Thanks guys.
