Creative ways to source deals

Hi All,

Lately I've run into a bit of a dry spell with my deal sourcing streams (Direct Mail, Ads, Direct Marketing, Brokers etc..).  I am looking for some new and creative ways to source apartment building deals up in the some Northeast markets.  Some of the ideas I have had are going to eviction courts to seek LL's and/or networking with RE attorney's who may have line property(s).  Wondering if anyone has any out of the box creative and innovative ways to source deals that they have had success with in the past?
