I am looking at 2 properties (1 Owner) one is 3 unit w/assumable $61k mortgage 109k price the other is a 7plex 450k asking owns free and clear. Would rather not owner finance. I am a real estate broker and can leverage my "commission" into the deal for down payment. If he did owner financing for 1 year can I refi w/bank or do I need longer ownership? Thank you in advance. BTW both cash flow. can negotiate for lower price. However if I can get him to negotiate for owner financing I will not haggle to much.
