Hard money for apartment complex

I'm looking for the past year to get in apartment investing. I want to be a buy and hold for a very long time investor. I read about people on this site buying 12 units for $5,000 down. I have no idea how that would happen. Anyway I was thinking of getting hard money to get a complex this way. I don't know much about hard money so I don't know what I'm getting myself into. I have very good credit but I don't show a lot. I get paid half in cash and the other on check. Looking for some guidance please help.
