Buy 2 separate but adjacent 4plexes or 1 8-unit?

If you could buy two separate but adjacent 4plexes or 1 8-unit, which would you do?  Assuming they are both in good areas.  I am just wondering how the financing affects cashflow (talking about a conventional residential loan vs. commercial loan).
