They are not good about answering emails or phone calls.  The property we invested in is in Texas, and we feel it has not been well-managed.  Just got an email that they want us to put in another 26% of our invested capital or it is going to be sold at a loss.  Not a penny paid to us in the 2.5 years we have held this, and now we are looking at a loss of some of our capital.

I am wanting to sell an investment property so that we get cashflow without the headaches of landlording.  The buyer is giving me enough down to pay off the mortgage I have on the property.  The buyer is not comfortable with a 10% of the outstanding balance penalty if they pay it off early, but as I look at it closer, even that is not enough for ME to be comfortable selling it owner finance.  I want the 10% penalty to help pay the taxes incurred if the buyer pays it off early by selling or refinancing.  How should I keep taxes low in the case the buyer pays it off early?

I am wanting someone to help get a townhome rented. It is ready to show, but I don't live in the area and don't want to sign a contract with a property management company.  Anyone know of someone willing to do short-term property management- basically just showing the apartment?

Has anyone done a 1031 into a DST with Catalyst Wealth Management- Cal Halliburton?

We have to pay 20% on their down payments, so I assume we will have to pay 20% if they pay it off.

We have buyers for a couple rental properties we have.  They are each around $250k.  We are wondering how to protect ourselves in the event one or even both decide to sell or refinance in the near future, or even in the same year.  Our tax bite would be horrendous!  

We are thinking of putting in the purchase agreement (drawn up by a lawyer) a pre-payment penalty of 20% of the outstanding balance in order to hopefully cover the taxes we would have to pay.  

If we had these in a revocable trust, would it help at all?  What have you done when selling owner finance to protect in case of early repayment?

Does anyone have a form they like to use when selling a property owner-financed for people to fill out to show their interest?  This is nothing set-in-stone kind of form. Just something that asks enough questions to enable us to gauge a good buyer. 

I would like to get a line of credit on a rental sfh I have in Mesa AZ.  I called Navy Federal, but they have temporarily suspended HELOCs.  Anyone know someone who is doing lines of credit on investment properties?
