I imagine this has been asked before, so please share links if you have them.  

How do I find a 5-8 unit apartment building that is priced below market?  Obviously, a commercial real estate agent could help me, but what are other ways?

One of the best tips I've received for finding multiple unit properties is to drive around town looking for properties that look like they need a little TLC. The property owners may be out of town or tired of owning the property. With the right offer you can get a pretty good deal quickly.
