HELP! Is there a way to somehow defeat capital gains on a 5 million dollar sale??

Good Morning. I am in the middle of negotiating on a 5 million dollar multifamily real estate deal. We are getting close to the finish line, but the one hold up is the seller getting crushed with capital gains on the sale. Is there a way to defeat some of that capital gain without rolling those funds into another investment? Part of the deal seller financed maybe? That is the only option I can personally think of. Any advice or feedback would be appreciated! Thank you all!
