How to finance/put in an offer on 2 adjacent duplexes

Hello everyone!

I was looking at some listings and notices that there are two duplexes for sale located right beside each other - in the details of each listing it says that "this property must be sold with [the adjacent property]". 

Both properties have been on the market for over a year and I feel like this could be an opportunity for me to get both as a package deal (which I technically have to) but possibly at a very discounted price.

My question is: how should I go about putting in an offer and what do you think I could negotiate to get a more profitable deal?

Duplex A is a 3 bed/1 bath and 2 bed/1 bath listed for $250 000

Duplex B is a 2 bed/1 bath and 1 bed/ 1 bath listed for $235 000

Would I make one offer for both (example: 350 000 for both buildings)? 

If anyone has any experience with getting a deal similar to this one I'd love to get some insight on how you went about it and what you would suggest I do for this situation.
