Hello everyone!

I am currently 24 years old and just graduated University last year. I've been working as a Jr. Graphic Designer but am strongly considering getting a job that is more related to real estate, as my long-term goal is real estate investing and I see Graphic Design much more as a hobby.

 I currently have enough savings to pay for my living expenses for 18 months (so not overly concerned about my salary in a real estate job, I more so just want to learn and provide value to someone who knows what they're doing). I feel like it's a good time to explore other job options that will help educate me/ expose me more to the real estate world but I'm not sure where to start or what types of jobs would be most beneficial.

I guess my question is: If you were in my position (young, eager, loads of time, willing to work, and just want to get started), what real estate-related job would you recommend/suggest I look for to put myself in a position to learn and just get my foot in the door? 

(I am currently living in Ottawa, Ontario and don't have a car but the bus system is decent)

 A 2 bedroom would definitely suffice for a nurse. I currently have some military guys in there so a 3 bedroom is perfect for them and they could care less that they are sharing a bathroom. I get $1875 and once they move out I am upping the rent a little, maybe $1950. I will look for 2 bedrooms in the future b/c I think I can get closer to a hospital if I look for something smaller.

Do you mind me asking what the purchase price of the property was? I'm looking at 185k with 5% down but it seems that in factoring in all other expenses (vacancy, capEX, repairs, utilities, management, etc.) I would need closer to $3000/month to cashflow...

Any insight on your numbers would be greatly appreciated :)

Hello everyone!!

I'm looking to get into the medium-term rental space and I've found a property that fits all my criteria - it's a turn-key 3 bed 1 bath (one bedroom is on the smaller side so I plan to make this more of an office space), located just a 5 minute walk to the largest hospital in the area.

I have 2 bedrooms and I was wondering if it's possible/viable to rent out my unit by the room to travel nurses? I know this works for STRs, but I feel like it may be awkward for an MTR considering the nurses will essentially live together and be roommates for several months. It would be better for cashflow, but I don't want my guests to feel uncomfortable living with someone they don' really know.

Does anyone have any experience in owning an MTR and renting it out by the room vs as a single unit? Please let me know your experience/advice on this topic or what you recommend I do :)

Yeah, that's a very good point. Sort of another question, if I am to find someone to cosign without compensation, do you know how I could remove their name from the mortgage in the future?

As far as I know I can do that when I refinance, but would I personally have to qualify for the new mortgage on the property? Or it would be based on the performance of the property at that point? 

Sorry for all the questions, you just seem very knowledgeable haha

I completely understand this point and Ideally I would like to have the deal be entirely my own, but at the same time I feel like 50% of a deal is better is better than 100% of no deal, no?

If I can;'t find someone who will co-sign without compensation, how do you suggest I get started considering I don't personally qualify?
