Brooklyn Park Area
I wanted to know if anyone had any experience/recommendations for the Brooklyn Park area of Baltimore. The multifamily homes are in my price range and the cash flow fits my numbers. Anything I should heed or be wary of when investing in this area? I am unfamiliar how the approval for subsidized housing works in the city of Baltimore. I currently have one property in Upper Fells Point at the moment, but want to explore other areas of Baltimore if anyone has any other suggestions. Thanks in advance!

It's a class D neighborhood. I have been repositioning and selling off the majority of these assets. It's rough and the price points are very attractive for a reason. One I sold around there right in time because drug dealers have taken the entire block. I would not have been able to reach my unit without driving through them on either end. Please do not listen to anyone insisting you cant make it work. Many do all the time. I made it happen for well over a decade. However, it's extremely complicated. Most credible/competent property managers wont touch it. To be successful in this space it's tremendously helpful to understand, respect and know how to intelligently operate in very low income communities. It helps if you understand your tenant base and know how to screen for the best ones. It helps to know how to manage them yourselves if need be and have the ability to connect with the people you are providing service to. If you fear the hood or are very uncomfortable just look elsewhere. If you cant respect or understand the culture it most likely wont work. If its just a big business money ploy and you could care less about anything else it will be frustrating. If you can navigate much of what i said the money is there. It just depends on what you have inside or what you are willing to put up with!
