Building first duplex in Baytown, Texas

Hello everyone. I’m new here and excited to get my feet wet in the world of investment real estate. I just purchased a lot cash and have plans on building a duplex. I have one simple question. Are smaller units with garages more/ less attractive than larger units without attached garages? The area doesn’t have a lot of housing with attached garages so I’m assuming this would make my property more attractive to tenants. Thanks for any input
