Where should I invest next?!

Hi all, my first post! I'm a semi-experienced investor and a new member of BiggerPockets. Excited to be here and learn from you all. I'm an investor turned agent and have invested primarily in the greater Boston area (3 condos and a multifamily) and am involved in a large syndicate down in Houston also. Looking to invest more in Texas - thinking small multifamily in the Dallas area especially. Any other areas I should consider, specifically for small multifamilies?

Out of the 4 main cities in Texas,  (Houston, DFW, San Antonio, and Austin)   I think San Antonio and Houston are best for rentals, especially cash flow.   Just a lower price point on houses with decent rents.   If you are going more for appreciation, DFW is good, but I see San Antonio and Houston appreciating at a similar rate.
