I have five units 2 bed 1 bath but from speaking to other builders the 2nd bathroom is a must for new construction. My thinking is.. if we're going to go to the trouble of building units with two restrooms, we might as well build in a third bedroom. with rents so high in so cal and with so many multi gens living together, my thought's are MORE ROOMS MORE VALUE BETTER RENTS.

City; Riverside CA,

lot size 18,000 sqft

B class working family

we do our own builds 

2  bed 2 bath rents are around $2,150

3 bed 2 bath  rents are around $ 2,750

High demands for rents in the area.

my gut tell me I should do a mix of six UNITS THREE BEDROOM AND ONLY TWO TWO BEDROOMS,

BUT WHAT DO YOU THINK?

Thank you @Logan A for setting up the big picture in a very easy way to understand. hahaha wish i could have explained it to the wife in such simple terms. The 4-plex is turning out to be a great investment. learning to be a landlord is not easy but man is the cash flow great. 

currently driving for dollars around my neighborhoods, and sending yellow letters trying to find that next investment..

not sure what my next move should be.

Just purchased a 4-plex in San bernardino in Dec. 2015 FHA

currently working on closing my first flip in Ontario CA teamed up with broker for the money. 

Searching for the next Flip/buy and hold.

any advise from from fellow members would be greatly appreciated.
