THE TRUTH ABOUT KANSAS CITY AND TROOST STREET
Visiting the Kansas City real estate market in person is a must for anyone looking to truly understand the market on a deep level. I recently had the opportunity to explore the city and learn about its history and current trends, and I came away with a much better understanding of what to expect as a buyer or investor in this market.
One of the most interesting things I learned about was the legacy of J.C. Nichols, a prominent developer and urban planner who had a major impact on the city in the early 20th century. Nichols developed several iconic neighborhoods in Kansas City, such as the Country Club Plaza, and his influence can still be seen today in the city's layout and architecture.
Another important aspect of Kansas City's real estate market is the dividing line of Troost street. Historically, Troost has been a major dividing line between the city's more affluent west side and it's more economically challenged east side. However, in recent years, gentrification has begun to spill over to the east of Troost, and this is likely to continue in the future.
Despite this, there is still a negative connotation associated with the east side of Troost among Kansas City locals, and many buyers and investors may be hesitant to invest in this area. Although I strongly disagree with Nichols' ideology, I personally don't feel comfortable buying east of Troost street yet, as I believe that the buyer pool for properties in this area will be limited for the time being. However, this is an area to keep an eye on, as the market may change in the future.
