Property Manager Leasing Fees

Hi, I'm looking for a property management company that bundles in their pricing for securing new tenants.  Does this exist in Chicago?  I own a multi-family 6-flat.  The property managers I know charge one month rent to find a new tenant - and I think this creates a disincentive for long term tenant stability, which is what I want.  Could you please share any info on any companies / business models that align incentives and bundle in the pricing?
