Hi everyone,

I am a multifamily property operator, and I am looking for some advice on where to park our reserve funds. Currently, we have them in a money market savings account, but I believe there are better options out there that offer higher returns while still being liquid and low-risk.

I'd love to hear from other operators:

  • Where do you park your reserve funds?
  • What kind of returns are you seeing?
  • Is anyone using money market funds for this purpose?

Any insights or recommendations would be greatly appreciated as we evaluate the best strategy for managing our reserves.

Thanks, Evan. Actually, I didn't consider the liability aspect of going the JV path. I was just trying to avoid all the extra costs of syndicating the deal.

@Chris Seveney Thank you for your response.

Can I still use a GP/LP structure to ensure that I maintain control of the deal? I believe that preferred returns can be implemented in such a structure, correct? This would need to be anchored in the operating agreement of the LLC.

It is clear that syndication is the way to go for large multifamily deals where you need to raise capital from a large number of investors (I've done it in previous deals).

However, I'm interested in learning ways to structure multifamily deals with a small number of accredited investors. What are some common ownership and profit structures that you use?

    For example, I'm currently working on a deal that requires me to raise around $1.6M from 4 investors who will each contribute $400K. I will contribute sweat equity as the general partner and will be responsible for sourcing, executing, and closing the deal, including DD, asset-managing the property, and eventually selling it.

    How would you structure such a deal?

    I appreciate any insights or advice that you can share.

    Hi there! As an Israeli investor actively acquiring properties in the US, I wanted to share my experience.

    I've been investing for several years now, mainly in Florida. I'm also a lead GP in a 32-unit multifamily syndication in South Carolina.

    From my perspective, the main consideration for investing alongside a foreign partner is that the domestic partner would need to sign for financing. I have not faced any obstacles otherwise.

    I like the marbles and jar concept from the book.
