What to do with extra land?

I am under contract on a 4 unit property with over an acre of flat land. It has a 1400 sq ft dilapidated barn at the end of the driveway which probably needs to be torn down. With that much extra land, I was looking to see if I could rent it out as storage for boats, RV’s, campers, etc. I looked on FB Marketplace and Craigslist to see if there were any similar storage postings in that town but didn’t find anything. Does anyone have any suggestions on how to see if this is a viable option?

What are the zoning restrictions?  With the barn, see if someone is willing to pay you to take it down and take the wood.  I know someone who did that as barn board prices are pretty high.
