Evaluating two to four unit properties
Hey All,
I am trying to comp some fourplexes. I have always been told that we treat these like SFRs and not like commercial multiunit properties. I will assume it is still wise to do a financial analysis, but in calculating offer prices do I count more on a CMA or do I calculate NOI and Cap rates? Yes I am newbie'ish, have done several passive investments and am now trying to become more active in my investment choices. Thanks for the help!
