Have your agent check in a mile or half mile radius for other investors in the area and try to reach out. See if you can strike a deal with somebody already investing in the area.

I think one property is not enough to prove if your process works. The sample size is too small. I would try repeating what you did a few times and if there's success then you know you're on to something and maybe you can teach that to others.

In addition to some very good advice @Patrick Drury gave. I suggest you take a few trips out to Philly and explore the different neighborhoods to determine where in Philly you want to invest and what areas you want to avoid. It definitely helped me. I found out very quickly that Philly was really a block by block situation.

There's a website for section 8 housing called https://www.affordablehousing.com/ . Type in your city and view the listing. You're most likely to find a property management company advertising. Give them a call and start the vetting. 

Just looked at San Antonio and saw over 700 listings on the site.

Hey @James Bavaro I agree with what @Mohammed Rahman said about its only one quote. 

There are a few DOB violation removal companies throughout the boroughs. Connect with a few and get a 2nd, 3rd or 4th opinion.
