To bid or not to bid (on two Hubzu properties)

Hi all,

I am deliberating whether to put an offer on either of these properties, and would love your advice.

  • The first is house I'm absolutely in love with! However the auction is over, Hubzu website says the reserve was met, but there is still the option to place a backup bid. The property has been in 'pending' status for 2 weeks.
  • The second is less attractive, but still not bad. Similar situation as the first, except that it has been 'pending' for 3 months.

How should I weigh my options? Thanks so much!
