Hi all,

When making cold calls here in DC, I've set 'DC Home Buyer' as the label for my dialer. My thought is to give the homeowner a heads up what the call is about.

Are there any legal considerations here? The number is easily traceable to my website.

What marketing channels do you use @David Ramirez and how often do you contact them? I'm marketing to people with tax-liens, who I believe are in a similar situation.

Thanks @Mark Cruse. Between what you said, and discussion with a neighbor who is just about finished adding a level to his house, there's no way I'm undertaking this project LOL.

I have a seller with a house in a very desirable DC neighborhood. It's 3 BR, 1Ba + basement, but it's a gut job.

This would be my first flip, and would like to JV with someone experienced. If you're not local, I'll be happy to be the boots on the ground.

Thanks @Jack Seiden. I should have added those details in my post - the house is 70+ years old, water damage is significant and plumbing, electrical, hvac need to be upgraded.

It seems the key question is whether there are structural issues. What's a good way to find that out? Should I pay a home inspector for consultation?

I'm looking to make an offer on a house in DC - 3 BRs and 1 bath, all on the main floor. It has a basement that got flooded a few years ago, water wasn't properly cleaned up and the house has since had mold, including on the main floor. The ceilings have major cracks, there are rodents. This will be a full rehab, as far as I can tell.

On the upside, there is potential to add a second level to the house, which will obviously increase the ARV by a lot.

A couple of questions:

- what is the ballpark cost of a full rehab like this?

- what would it be if a second level were added?

- how long do permits typically take in DC, and how to best manage holding costs?

You're probably right @Account Closed. She has likely not closed it out properly. She says she's now working with an attorney, but when I looked up the name.. they're in the legal profession but not an attorney. All that to say, she has probably been cutting corners and hasn't set things up correctly. Also - she wants to sell the house, which is a gut job.

What should I keep in mind, or info I should ask for, as I further speak to her? Would love your thoughts as well @Tom Gimer  @Eliott Elias and others.

I met someone today who was venting about the probate process. She went through it a few years ago when her mom passed away, and has to do something every 3 years to "maintain it". What does "maintaining" mean? Just trying to understand how the process works.
