Foreclosures on MLS ideas

Hello I was checking out foreclosures on MLS. I am really looking to invest in property and it seems foreclosures would be ideal minus paying cash for them. Anyone who can talk to me about the best ideas for investing in these type of properties I would appreciate it. Also if you can't talk maybe recommendations on books, blogs, etc.

The foreclosures in our area that are MLS listed are often priced near FMV and the sellers (often banks) don't appear motivated to make deals on them.
