I'm in Los Angeles CA. Have been doing a lot of bandit signs but haven't been very successful. I get a lot of un motivated sellers. My main strategy is lease option and subject to. I figure getting a list of pre-foreclosure and putting a YELLOW note on the door is the best way.

1. I am looking for pre-foreclosure with equity in Los Angeles, what is the cheapest or free site I can get this from.

2. For subject to /lease option ... bandit signs in LA is not working... I have run it consistantly for a few months.. any other options that are effective.. i am looking for really motivated sellers.
