Hey guys!

I'm trying to find the best strategy as a new investor. What are your thoughts on post card mailouts for preforeclosures? Hows the response rate of landing a home owner willing to work with you? Also, do you recommend sending out the post card the day the county releases the foreclosure notice or closer to the auction?

They work just great. Consistency and frequency of sending postcards is the key here.
Hows the response rate of landing a home owner willing to work with you?
Tough to say. It takes me 8k-10k pieces of postcards/letters to land a deal.
Also, do you recommend sending out the post card the day the county releases the foreclosure notice or closer to the auction?
Yes, start sending the postcards when the county releases the notice till the auction date.
