What constitutes a "good negotiator" ?

As far as 3rd parties go, what constitutes a "good negotiator..." ?

I just got an approval on a property for 320k. As-is condition is 400k, but it should go for 450k with 20k of repairs.

And I have no idea how the 3rd party did it. I haven't got a chance to speak to the guy directly... but I will.

But what are some of their techniques?

Obviously sending low comps and meeting the BPO agent could be effective.

But do these negotiators typically have contacts with "negotiators" at the different lenders? I know that usually the listing agent submits the package to the lender, it sits there for 2-3 months, and then is signed to a random negotiator.

Do the 3rd party negotiating companies have contacts at the bank that they've closed plenty of deals with which helps them get a better approval rather than the file just "going through the system" and landing on a random lender negotiator's desk?
