I am really wanting to do a fix and flip in the Kansas City area.. it will be my first so if there are any fix and flippers already in Kansas City and wouldn’t mind partnering up on a deal and kinda guide the way so I can learn, I’m a fast learner, I’ve been in wholesale and having bad experience because I won’t trade my integrity for money, also I’m a little too trusting this is a down fall.. looking for someone out there who really cares about helping teach this, this is going to save and protect my family in so many ways.. pm me thanks

HEY, WORKING MY FIRST DEAL, I SENT THE AGREEMENT TO PURCHASE TO THE TITLE COMPANY, BUT I FORGOT TO CHANGE THE NAME OF THE TITLE COMPANY TO THE NEW ONE SO NOW THEY ARE ASKING IF I CAN SEND A AMENDMENT, DOES ANYONE HAVE A TEMPLATE I CAN USE OR DIRECT ME IN THE DIRECTION TO FIND ONE

thanks for the advice.. i do tend to care too much about the situation and get myself in things i didnt plan on.. as for a script to how to start speaking with them, things to point out ect...

I know that this is a good market to market to... and I have some good leads.  But when I go try and get the contract, what are all the needed documents i should have them sign? If anyone has a script like idea they have used in the past that has worked for them.. I would really like to help people but I dont want to be a complete failure at this.

hi Brittany so my opinion is find a group of people that you have connections with that have homes and are interested in selling them and probably your personal connections to these people is probably what you should think about when looking for deals and then get them under contract and basically promote them to your network of figure practice or whatever investor networks that you have and they’ll be investors that are looking to buy pretty much every property that’s out there and it doesn’t take much to market them. I haven’t finished a deal but I’ve been doing deals are looking for deals and then I realize that I have connections with a group of the communities that not many people have connections in and I noticed that they want to sell the property and I have another line of connections that are investors and these investors are pretty much looking to buy every property and they can get their hands on so hopefully soon as I get this property under contract then I’ll finish my wholesale deal for the first one he just got a find your your connection that you have and not anybody else has

I hope I not too late, but I say Laura L. Mcconwell. (https://www.linkedin.com/in/laura-mcconwell-5328aa8) I hired her for my first real estate civil matter and was really clueless and new all together, my confidence is up that no case is too risky to take on, especially when its clear you were the victim. she is patient with me and very professional. always has made me feel like having a case in a war zone doesn't mean you bow down to who looks like are undefeated.  I am only working with her in the future on anything related to real estate.

To be honest, I have already invested with them, and so far I have a registered business, access to tools I normally would not have without a realtor license, it is a online education coaching program, so far I would have not made it this far in the last month not knowing anything about the business or how to know I was doing it right and following the law in doing so. I finally feel like I have something to hold on to and grown on my own that I can do at my own pace... I do see how it potentially appears as a scam, and there are areas that I choose not to invest in that they solicit, but I have spent only 9k and I plan on making that back on my first deal when I cross that bridge, and I'm thankful I'll have them coaching me through that deal process to be sure in doing the right steps to protect myself as well as my clients..
