Buying a foreclosed property.

I am looking at a foreclosed property that went to auction, now up bye a agent for sell 3 acre land for 32k. A double wide trailer on it that is not livable in and on 1.5acre the rest is wooded, an offer was given for 11k and for them to keep the mobile home. I seen the location of the land it is something that I want to build my own personal wooded home on but I am not sure what should be offered for it since I don’t want the mobile.
