Out of state title company?

I was told today the local title companies are killing the A-B B-C double close short sale deals. They say they will do it and take it to closing then want to call the lender and see if they know that it is being sold directly. An agent I talked to today said that they have tried 4 with another investor and all 4 were stopped by the title company at the closing table. I am not sure how much is disclosed in their deals but I have no reason to believe they are hiding anything. I think it is a matter of the left hand at the bank not having a clue what the right hand agreed to do??????

Can I use an out of state title company that has done these before? Montana is known for being behind in a lot of ways.
