Need Help - How To Lock Up A Property

I found a foreclosure property that i think would be the ideal flip.  It is an auction property and is cash only.  I have a decent amount of cash available for a cash offer, but only about 50% of the asking price.  How can I lock up this property with what I have available, and still have some cash to put into the project without being spread too thin?
