I found a foreclosure property that i think would be the ideal flip.  It is an auction property and is cash only.  I have a decent amount of cash available for a cash offer, but only about 50% of the asking price.  How can I lock up this property with what I have available, and still have some cash to put into the project without being spread too thin?

I am just getting started in my real estate investing career. I have read a couple of books and numerous articles and blogs. I have found a lot of very helpful advice, but have not found much on the topic of forming an LLC to get started. I am seeking advice on how to take this next step, or if I should be focusing on other aspects to get started.
