Owner finance flyers

Good morning to everyone in the BP world. I'm wondering if anyone has ever made flyers for homes that look in destress or abandoned to hand out. I'm looking for only owner finance homes being that I'm starting out and want to keep it from the banks view. Does anyone have suggestions for pictures or templates of what they made? Thanks

You have to find an owner with both equity and motivation to sell and carry back a loan. Does it exist? Sure it does but you have two competing forces at play here. Any seller, motivated to sell, usually lists it on the open market to attract the largest possible demographic they can attract, and that usually means someone that can (and will) obtain financing for the full purchase price, thus negating the motivation to deal with you. Any seller motivated to sell that doesn't list on the open market and IS willing to sell to you and carry back a loan, probably doesn't have the equity to do so, thus negating the motivation for you to deal with them!

So, assuming you are credit qualified to finance the purchase of investment properties, sounds like you need to get more money to finance the purchases according to the lender guidelines. A bigger downpayment. That or, find a rich parent to lend you the money?
