Good morning everyone, I’ve already done one intro on here a while back but now I’d like to introduce myself as realtor. I’ve been and investor for the past few years while learning off of Bigger Pockets and that learning led me to get my real estate license here in North Carolina. I currently live in Thomasville but also cover Winston-Salem, High Point, Lexington, High Rock Lake, Lake Norman, Badin Lake, and other surrounding. I wanted to take the time to do a intro on here because I know how frustrating it can be to find an investor friendly realtor when looking at properties. If I had 50 houses right now I could rent all 50 with this hot rental market we are in. Good luck to all the new and current investors out there!

Hey @Chris Ayers i actually just got my second deal and it was much beyter than my first even though im still rehabbing it.  Hoping to cash flow about $500/m on it. The first one not so much lol. Its paying for its self but thats about it.

Congrats on your first deal. Is it in Thomasville? If so, how has it been working out? 

There are some lenders that do less but it's difficult to find. There's always hard money or private lending?

well we ended up with all LED ceiling fans because that’s what the “ boss “/wife wanted.  We’ll see what happens in the future I might try out the LEDs off Amazon

I’m doing my first rehab on a rental and I’m looking to replace the ceiling lights. Does anyone have any suggestions for cheap but effective lighting to put up? All the small globed lights don’t seem to put bunch light out. Thanks

hey @Michael Tempel ya I will have to get my real estate license and work for a brokerage to manage for other and I’m hoping that with new tech like AppFolio and buildium that PMing will be a lot easier. Any tips for getting started? I assume gather a list of reliable workers to do the repair work. Then advertising. I think the hardest thing will be transitioning from my current job and doing this job on the side until it builds up large enough to switch completely. The broker told me he has no idea what a position like this would pay and neither do I. I was thinking of asking for salary and a % of each house on top of that. Any ideas on where salary should start on something like this as well? 🤷🏻♂️

So I’m a small time investor with one rental for about a year and only slowed down getting more by my 40k job. I’ve been pondering starting Property management but of course need to get my real estate license. So the other week I shot a local brokerage a email asking if they ever considered starting that side of real estate. Surprisingly they answered and I met with both the owners all alone. They seemed interested but I was very transparent about my experience and that I would need to keep my day job as well for a while till it took off. My questions are other than my license, where should I go from here? Start marketing to find interest? And what about compensation? I’d need at least what I’m making now and then I was thinking a split oh each home on top of that? Any help welcome.

I’m looking at doing a BRRRR on a rental I’m in the process of purchasing. What are the top things to renovate to get the most out of the refi part for the BRRRR strategy? Keeping in mind budget very important.
