Only one offer. Why?
In one area that I live the SS's are getting numerous offers. I mean like 10. If I'm working with a Realtor to send me leads and I'm the ONLY offer for the property, isn't that going to raise eyebrows with the lender? Won't they want to know why there's only one offer?

Thats not always the case. You're dealing with the wrong realtors who just don't get it.
The lenders 'sometimes' want to see that its listed. Having a listing and the MLS are two different things. The MLS is just an avenue for the Realtor to 'advertise' their listing. The lender just wants to see that there has been an attempt to 'market' the property.
What you need to do is get an offer submitted prior to having the realtor 'advertise' it on the MLS and get permission from the seller to re-list the property for a profit during negotiations. Now, you can list/advertise it on the MLS for your price.
Sometimes, the lender will balk as to why the listing price is much higher than the offer price, this is where you submit to them the reasons for your offer.
More importantly, it's important to have a great negotiator on your team to handle all of this for you. It really is in your team where your success is.
