Note Investment - Foreclosure in Ohio?

Interesting lead on a note in Ohio -- UPB is full original mortgage balance from 2006, deed was quit claimed to another unrelated individual in 2012, not including the note. Assuming the current resident/deed owner does not want to take on the debt, how messy of a foreclosure would I be looking at? I know Ohio already takes a long time, but the note purchase price is about 8% of UPB and the market value is about 10x the purchase price.
