What are your lead generation tactics other than bandit signs and direct mail? I'm talking about a marketing strategy that is consistently bringing in the most leads per month. I'm using Realtors but they just seem to be too unreliable. I'd like to have more Realtors work with me but they either seem flakey or their Broker doesn't want to work with investors.

This is fairly common. My agent who lists my deals will give me leads but that is about it. He only does it because he understands what I do and how I do it.

Most agents will want the bigger commission, and you as investor, want the property as cheaply as possible. Agents do not understand that short sale investors do not walk away like retail buyers and if we cannot get the discount we want then we will usually have retail buyer lined up. Plus we do the leg work.

I have spoken with several homeowners that have listed their properties for 60-90 days with no offers because the agents do not decrease price. They want top dollar because they know they'll have to negotiate the deal and most likely the bank will cut their commission.

I get most of my leads from direct mailing and referrals from previous clients. Stick with your marketing plan. Once you close a few deals, agents will start asking for your business. Good luck.
