@Hong Lem Its going to be more of a volume game, so don't spend too much time picking out the "perfect" prospect - mail them all and mail them often. Only narrow down what you can automatically in Excel. Everyone has cash, everyone can close quick, so you'll need to stand out in a different way.
I was managing a project for a client with a half-burned-down house about a year ago. The letters I picked up from their mailbox were embarrassing. Scribbled, printed crooked by an inkjet, typo galore, etc. If you claim to have $100k in cash to buy a house, at least have a $250 laser printer and spend $50 on decent paper. It doesn't need to be printed in gold, but the difference between "they're", "there", and "their" is important in determining the level of professionalism of a potential buyer and their ability to comprehend the contract and actually close..
