I purchased one multifamily about six months ago.bank asking 25000,i offered 12000,bank countered 21500,came back with 17000 ended up at 18000.whole process took about three weeks.had to put about 1000 into it and it rents for 800.not really sure i like the landlord thing but i can always flip it with just a little work,worth around 60000
