Pre foreclosure expierences..?

Hey everyone! My starting focus niche to get the ball rolling is going to be pre foreclosure. 

I'd just like to know of anyone's expierence with pre foreclosure, in texas really all I have found is whats open to the public is the trustee sale notice and not so much notice of default (but i have found appt of sub trustee) 

Anyway me and my partner have concluded that we are going to door knock on the pre foreclosures since im sure they are already swarmed with letters.  The strategy to obtain once we get some offers accepted is to take cover all the back payments in exchange for the deed (but it stays in there name) we then either fix up and retail out right or we owner finance it and the down payment covers the fee's/ back payments. OR just partner with private lenders. (other investors) willing to pitch in. 

Any input would be awesome love to see the success's people have with it. as well as anything i should avoid :) thanks!
