Contacting Owners before Foreclosed

How can I find who the owner of a property is when they are behind on payments? And Is it too late when the Notice of Foreclosure Sale comes up?

I was looking at Lis Pendens and Notice of Foreclosure Sale on RealyTrac, but never subscribed to them. I am trying to find the address of the properties and negotiate with the owners to stop the forclosure. Can anyone tell me methods to doing this?
