Specializing in Foreclosures?

My office sends out Foreclosure leads almost every morning (some i find on my own). Since I plan on eventually investing in foreclosures I wanted some knowledge on how to begin specializing in that.

• What do I ask to get the listing?

• Who do I talk to, Bank or Person in the house?

• Can I use it for wholesaling and get a finders fee Instead of commission?

Anything helps, thanks in advance.
