How can I claim abandoned property? The owner or their kids don't answer the phones listed on public record. The house is boarded up and I've had my eye on it for over a year now. The structure of the property is great from the outside and the roof looks perfect. I would love for this to be my first flip but I have no idea how to get my hands on it. Any suggestions.

Wow, I just realized exactly how new I am to this. I wasn't thinking through the eyes of the investor. I'll continue working on my portfolio to increase my chances of a loan and focus on sales as an agent to create the funds for my first project in the future.

I know this may sound crazy but I found a great deal in a growing neighborhood. I was advised by an investor to ask a family member for a hard loan to be able to flip my first property and possibly split the profits ( about15,000 to 25,000 each of us). His answer was no because he's scared of what might come of the market as a consequence of what's happening in DC. Now, I have very little money to put into this property myself but I am confident in my abilities to profit from this. What are the chances of getting into this deal with a lender without using any of my own money?

I recently quit my job because I couldn't focus on real estate and it was stressing me out too much. I have been persistent on looking for deals and making contacts for my next sale. The good news, I found a great deal with a possible ROI of 20-50k. The bad news is, my only source of funds is my step-dad ( retired investor ) who is scared of our current situation in DC and doesn't know what's going to happen to the market. Now be advised, I have never thought of using him as a source of funds until someone made me realize he is the key to obtaining my first flip. Now I come to you, BiggerPockets for answers and guidance as to what I can possibly do now.

@Frank R Martinez I am working on hosting a networking event with a partner of mine in a few months. If all goes well, I will create an event where the bulk of the members are from BP. I will keep the local BPers informed until the day approaches.

@Iden Nazario There's an app called "Meet Up". It shows just about all events to near you based on your interests. There's a lot of REIA meetings on the app as well.

My office sends out Foreclosure leads almost every morning (some i find on my own). Since I plan on eventually investing in foreclosures I wanted some knowledge on how to begin specializing in that.

• What do I ask to get the listing?

• Who do I talk to, Bank or Person in the house?

• Can I use it for wholesaling and get a finders fee Instead of commission?

Anything helps, thanks in advance.

Network After Work at the Marion. This is my first event. I'm taking: a notebook, two pens, a handful of business cards, and a few trial elevator speeches.

Is anyone else on BP going to be there? I guess I'll find out at 6:00pm today.
