My first homepath offer....9 months on market

          About to put an offer in on a homepath property -- I've bought a handful of REOs this year, but this is the first homepath property I am pursuing.  It was listed for $146k 280 days ago.  The list price has never been reduced.  Where would you start with your offer?  Any tips in general with regards to homepath?
