5+ yrs delinquent taxes in CA

Hi all,

I'm in CA (Los Angeles), and I've been working with a seller w/ several properties who recently received a notice of delinquency stating that any properties she owns that are 5+ yrs delinquent will be sold at a tax sale July 1st.  From my title guy's recon, however, it looks like she's only 1 yr delinquent on each property.  My questions are:

1. Is there a chance they just send this notice to anyone who's 1+ years delinquent, even if they're not yet 5+ yrs delinquent on a property?

2. How can I dig deeper (beyond just working w/ the title co) to find out exactly how delinquent my seller is on each property?
