All good points. And yep, I mail owner occs too - although for some reason, the age > 1 filter only cuts the list by about 30% there (no idea why owner age data would be harder to get for absentee than owner occ, but apparently it is).  Anyway thanks for the input!

Thanks for bringing up owner age Johnny- for some reason I rarely hear people suggest this filter when talking about absentee lists, and I'm considering using it myself. Here's the problem tho- applying ANY age filter in my absentee search (I tested this by trying age > 1) cuts the results by 80%, telling me that my list providers (I tried this on both ListSource and TitlePro247) only have age data on ~20% of absentee owners - and this cuts my list size down way too much. Have you run into this issue in your region (I'm in CA- looks like you're in NY)? Is there any workaround/some other list provider you're aware of?

I have a property under an assignable contract with the owner at 15k. I've listed the property on the MLS, and someone's ready to write an offer at 25k. I'd like the owner NOT to see the price that I'm selling at (no need to rub the 10k assignment fee in his face) - is there a way to do this? How should the CAR purchase agreement & escrow instructions be written to accomplish this?

Thanks for the responses guys. 

Yes, I let every seller know that I'll be assigning. But I still feel like if I could get escrow instructions in their hands sooner (rather than having a one-two week delay while I find a buyer), they'd be less likely to talk to other buyers/decide not to sell/etc. Based on the responses here, it looks like a double close is the best way to do this.

Next question - does anyone have a good, cheap escrow that does double closes in CA? The few I've come by out here are super expensive & way slow to respond (again, speed is of the essence here).

I've been wholesaling for a bit now, and my current process is:

1. Get purchase contract signed by seller

2. Find new buyer, assign contract & get their EMD in escrow

3. Escrow instructions then go out to the seller with the new buyer's name

I've noticed that the lag time caused by item 2 (usually a week or more) causes some sellers to get antsy (I suspect I lost a decent sized deal recently because of this).

Basically, I'm looking for a quicker way to get escrow instructions signed by the seller (i.e. right after I get the purchase contract back signed); I feel like this will make everything "official" in the seller's mind & put them at ease. Is this possible, considering I'm not actually going to be the end buyer? I'd be sending out instructions before I actually have a buyer- so who would show as the buyer on the instructions?

I've been using them for 6 months + and they're great. Andy (think he's running the show over there) gives me awesome customer service every time I call in, which is huge for me. Also the cheapest pricing that I've been able to find.

Hi all. I have a wholesale deal under contract, but I'm seeing that title incorrectly shows 2 beds when there are really 3.  Seller claims all 3 beds are original & from my inspection, they appear to be original as well.  My buyers will still need some documentation though. So the question is- if title's wrong, where can I go next to get the docs that prove the 3 beds are original?  I'd guess that I could go to the county- but isn't that where title gets their info from anyway?  Seller has their purchase docs but they don't say anything about the number of rooms. Hi all,

I'm working with a seller whose main motivation to sell is that his ex is living in the property. She doesn't have a lease, she isn't paying rent & he wants her out- but he'll likely need to evict her and is afraid she'll trash his place in the process.  

I think I can turn this into a wholesale or wholetail (the place is in pretty good condition, no major repairs) if I can convince the seller that selling off market to me is the easiest/safest solution. So my questions are:

1. What are my main selling points? Why am I a better option than either a) him just listing the property with her in place, or b) him just evicting her & hoping for the best?

2. What's the best approach from my end in terms of acquiring the property & handling the tenant? Cash for keys & then wholesale? Wholesale with the tenant in place? Wholetail (take title, evict/cash for keys, then list)?

Never dealt with this situation before, so any input is appreciated.  Thanks in advance!
