Looking for info about 2nd mortgage foreclosure sale in MA

I was at a foreclosure auction today and it was for the second mortgage. Can someone explain to me how that works in Massachusetts. The auctioneer said if I buy it today, I will have to pay the first mortgage off at closing. Is it really that simple and I own the house? I wanted to buy it, but I wasn't sure how the whole process worked.
