Newbie Searching for Advise on Commercial Rental Property

My husband and I are new real estate investors. We found a commercial property to purchase at $389k. First floor is renovated and has a current tenant. Second floor has the opportunity to be renovated into apartment space or even office space, but would need a substantial rehab budget. Each floor is about 3100 sq ft. We would like to benefit from the rental right away and tackle the rehab soon after. What kind of loan might be best?
